Overview
Common-area cleaning for strata and property managers
Strata councils, property managers and owners hire us to clean the shared parts of a building: the lobby, corridors, stairwells, shared washrooms and parkade landings. Suites stay closed unless an owner or tenant books their own visit.
A manager gets one written scope per building, with each area named, a visit schedule and a price. A council can read it at a meeting and set it against the current contract line by line. Owners of whole buildings can look at our commercial building cleaning service instead.
Crews are background-checked, and Everest is CIMS certified, licensed and insured, with WorkSafeBC coverage. Strata cleaning in Vancouver and the Lower Mainland runs from our New Westminster office, and we also serve the Fraser Valley (Abbotsford, Chilliwack, Mission) and Vancouver Island. See commercial cleaning in Vancouver or the Lower Mainland page for the wider team.

Winter
Switching your cleaner before January 1
Many cleaning contracts renew on January 1, so October to December is the time to collect quotes. Ask each company for a written scope, a visit schedule and one contact, then set them against your current contract. Check its notice terms first. Our guide on how to choose a commercial cleaning company lists what to compare.
Lobbies take the wet season hardest. In Vancouver and the Lower Mainland that means rain, mud and leaves carried in at the entrance. We clean entrance mats, run scrubbers over hard floors and extract carpet where it is needed. More in our notes on winter floor care for commercial buildings and rainy-season entrance care.

Strata and property management cleaning questions
Quick answers before you request a quote.
Strata cleaning covers the shared parts of the building: the lobby, corridors, stairwells, shared washrooms and parkade landings. Suites stay out unless an owner or tenant books their own visit. Your written quote names every area, so a council can check the scope against each invoice.
Ask every company for the same four things in writing: scope by area, visit frequency, a floor care plan and one contact. We send a written quote within 1 business day, or after a free site assessment if we need to see the building first. How to choose a commercial cleaning company has a checklist.
Many contracts renew on January 1, so quote between October and December. Read your current contract for its notice terms before you pick a new start date. A free site assessment and a written quote give the council something concrete to compare.
Yes, as a separate quote. Common areas sit on the building quote, and units inside the property are booked on their own. Offices follow our office cleaning service and shops follow retail cleaning.
Yes. Entrance mats and lobby hard floors are cleaned on the schedule in your quote. In Vancouver and the Lower Mainland the wet season brings rain, mud and leaves to the door, so mats and scrubbed floors matter most from October to March. We also remove salt stains where a building sees salt.
Strata cleaning in Vancouver and the Lower Mainland is served from our New Westminster office. We also serve the Fraser Valley (Abbotsford, Chilliwack, Mission) and Vancouver Island. Send the building address and we will confirm coverage. See commercial cleaning in Vancouver.
